MHADA to Hand Over 537 More Homes in Redeveloped Naigaon BDD Chawl Project

The Maharashtra Housing and Area Development Authority (MHADA) will begin handing over possession of 537 additional homes to residents of the redeveloped BDD Chawl project at Naigaon from Friday, taking the total number of rehabilitation homes allotted so far under the project to 2,784.

The allotment follows the receipt of Occupancy Certificates (OCs) for Towers 1, 2 and 3 at the Naigaon redevelopment site. According to MHADA officials, the three towers comprise more than 500 apartments, and the possession process will be carried out at MHADA’s Naigaon Project Office in Dadar. Residents will receive possession in the order of Tower 2, followed by Towers 1 and 3.

The Naigaon BDD Chawl redevelopment project, now named the Dr. Babasaheb Ambedkar BDD Complex, is part of the larger BDD Chawl redevelopment initiative covering Naigaon, Worli and NM Joshi Marg. The overall project includes 15,593 rehabilitation homes, of which nearly 18 per cent have now been allotted to eligible residents.

At Naigaon, MHADA is constructing 20 rehabilitation buildings of 23 storeys each across two complexes. The first phase of allotment, comprising 864 homes, commenced on March 16. Once completed, the project will rehabilitate 3,344 residential and commercial tenants from 42 old chawls.

Residents who have lived for generations in single-room tenements measuring around 160 square feet will be rehabilitated in new two-bedroom apartments with a carpet area of 500 square feet. During the redevelopment period, beneficiaries have also been provided either temporary accommodation or rental assistance of INR 25,000 per month for 11 months.

The BDD Chawl redevelopment project spans approximately 86 acres across Worli, Naigaon and NM Joshi Marg and covers 207 chawls housing 15,593 residents.

Under the Worli component, 9,689 residents will be rehabilitated in 34 rehabilitation towers, while the NM Joshi Marg project will accommodate 2,560 residential and commercial occupants in 14 buildings. The entire redevelopment project is scheduled for completion by 2029.

Officials said that 556 homes in the Worli redevelopment project were handed over by Chief Minister Devendra Fadnavis and Deputy Chief Minister Eknath Shinde on August 15, 2025. The allotment process for another 827 homes in Worli began on May 21 and is currently underway.
