Medical Director Dr. Jagishwar P. Pandey said the 100-year-old Grade-3 heritage building has weakened structurally and the hospital will shift by April–May. It will operate from Shripati Arcade for four to five years before returning to a larger space in the new building.
Founded by Dr. Chikubhai Mehta, the maternity hospital conducts around 900 deliveries annually, with nearly 40% of patients from economically weaker sections. It is currently run with support from the Conwest Jain Group of Hospitals.
The redevelopment, led by the Dhuleva Group under DCR 33(7), will feature 50 ultra-luxury apartments in a 290-metre-high tower. Only a few of the existing tenants are expected to return.
The hospital’s current 8,700 sq ft space will eventually expand to over 10,000 sq ft in the new structure.
The Dhuleva Group has acquired four plots covering more than 3,000 square metres, slightly below the 4,000 sq m requirement for cluster redevelopment. The developer reportedly paid between ₹40,000 and ₹50,000 per sq ft for existing residential and commercial units, which ranged from 1,500 to 2,000 sq ft. Over ₹300 crore has been spent to secure development rights.
The project will be undertaken under Development Control Regulations (DCR) 33(7), which allows higher Floor Space Index (FSI) for rebuilding old and unsafe structures in the island city, enabling tenant rehabilitation on-site.
The first 12–13 floors will be dedicated to parking, while 3–4 floors will house amenities. The remaining floors will include residences along with refuge and service levels. Proposed facilities include a café, sports zone, guest suites, and a business centre.
