Mumbai Records Highest July Property Registrations in Over 14 Years

Mumbai's residential real estate market maintained its strong momentum in July 2026, recording the highest number of property registrations for the month in more than 14 years. According to data from the Maharashtra Department of Registrations and Stamps, analysed by Knight Frank India, the city registered an estimated 13,617 properties within the Brihanmumbai Municipal Corporation (BMC) limits during the month.

The figure represents an 8.3% year-on-year (YoY) increase compared to 12,579 registrations in July 2025, highlighting sustained demand despite a strong base from the previous year.

The Maharashtra government also witnessed higher revenue from property transactions, with stamp duty collections reaching ₹1,223 crore in July 2026, an 8.9% increase over ₹1,123 crore collected during the same period last year.

On a month-on-month basis, property registrations rose by 2%, increasing from 13,413 units in June 2026 to 13,617 units in July. Stamp duty revenue recorded an even stronger sequential growth of 13%, climbing from ₹1,086 crore in June to ₹1,223 crore in July.

Commenting on the market performance, Shishir Baijal, International Partner, Chairman and Managing Director of Knight Frank India, said Mumbai's residential market continues to demonstrate remarkable resilience, achieving its strongest July performance in over 14 years despite a high comparative base.

He noted that while transaction volumes remained broadly stable on both a yearly and monthly basis, the sharp rise in stamp duty collections indicates continued demand for premium and higher-value residential properties. According to Baijal, strong economic fundamentals, ongoing infrastructure development and the city's long-term investment appeal continue to support healthy demand for quality housing.

The latest figures also reflect the steady recovery and long-term growth of Mumbai's housing market. Property registrations stood at 5,139 units in July 2013 and increased to 6,095 units in July 2017. The market experienced a sharp decline during the pandemic, with registrations dropping to 2,662 units in July 2020, before rebounding to 9,822 units in 2021. The recovery continued with 11,340 registrations in July 2022, eventually reaching 12,579 in July 2025 and setting a new 14-year high of 13,617 registrations in July 2026.

The growth reflects the combined impact of robust infrastructure development, stable economic conditions, and an increasing preference for homeownership despite rising property values. However, going forward, continued policy support, faster project approvals, and investments in urban infrastructure will be instrumental in sustaining this momentum and further strengthening Mumbai's position as India's most dynamic real estate market."

Stamp duty collections have mirrored this upward trend, rising significantly from ₹287 crore in July 2013 to ₹1,223 crore in July 2026, underscoring the sustained strength of Mumbai's residential property market.

The latest data suggests that homebuyer confidence remains intact, with demand continuing to be driven by end-users as well as buyers seeking premium residential properties. Industry experts believe that ongoing infrastructure upgrades, improved connectivity and Mumbai's status as the country's financial capital will continue to support the city's housing market in the coming months.
