The Rail Land Development Authority (RLDA) has invited bids to develop a commercial tower at Thane Railway Station. The project will follow the Engineering, Procurement, and Construction (EPC) model. The planned site is located on the eastern side of Thane station, above the Station Area Traffic Improvement Scheme (SATIS) deck.

The upcoming eight-story building will have various commercial spaces. It will feature food courts, commodity vendors, platinum-rated green office spaces, and a terrace garden. Underground sensor-based parking and charging stations for electric vehicles will also be available. An outdoor café will also be included in the complex.

The RLDA expects the commercial complex to be a public transport interchange. The tower will have open-air dining spaces, escalators, lifts, and solar panels. The building will act as a commuter hub and is expected to be completed by early 2027. Construction is set to begin in mid-2025. Developers have until November 6 to submit their bids.

The project will cover an area of 79,659 square feet and will be built at the cost of INR 129 crore. This is part of the central government's Smart Cities Mission, which aims to improve mobility around Thane. The Ministry of Urban Development (MOUD) has already approved the smart city proposal for Thane.

Thane station is located in the middle of a busy commercial district. Several office, residential, and mixed-use buildings surround the area. The new commercial tower at Thane will be well connected to the local bus service, suburban trains, and the upcoming metro. Earlier this week, the RLDA also requested bids to lease more than two acres of land in Mahalaxmi, near Shakti Mills. Officials expect to generate INR 805 crore from developers for this prime land. This is the first major land monetisation effort by the RLDA in the Mumbai Metropolitan Area. 

This follows a similar project at Vashi railway station. Since 1998, Vashi has housed a seven-tower commercial complex, developed by the City and Industrial Development Corporation (CIDCO), covering 300,000 square feet.
