In a major push towards urban housing and infrastructure transformation, the Maharashtra government has identified 19 cluster redevelopment zones across Mumbai, a move expected to generate nearly six lakh new homes in the coming years.

The large-scale redevelopment initiative is aimed at addressing Mumbai’s growing housing challenges while enabling residents to continue living within the city instead of being displaced to distant suburbs due to rising property prices and redevelopment pressures.

According to government sources, the cluster redevelopment model seeks to redevelop ageing, congested and structurally vulnerable areas in a planned and integrated manner by combining multiple buildings and localities under unified development projects. The approach is expected to improve housing quality, urban infrastructure, road connectivity and public amenities across several parts of Mumbai.

The initiative is being promoted under the vision of Shiv Sena chief and Maharashtra Deputy Chief Minister Eknath Shinde, who has repeatedly stressed the need for large-scale redevelopment to provide safer and more modern housing to Mumbai residents while preserving their connection to the city.

Officials said the redevelopment projects will not only create new residential units but also help modernise civic infrastructure, including roads, drainage systems, open spaces, parking facilities and public utilities in densely populated areas.

The proposed six lakh housing units are expected to substantially increase Mumbai’s housing stock over the next several years and may provide relief to middle-class families struggling with affordability and limited housing availability within city limits.

The government is expected to undertake phased implementation of the identified redevelopment clusters, with detailed planning, approvals and coordination involving multiple civic and planning authorities.
