The Mumbai Consumer Panchayat has criticised the permission given by the Maharashtra Housing Regulatory Authority i.e. MahaRERA to cancel the registration of 107 housing projects in the state as a loophole for developers. If MahaRERA's intentions were pure, they should have advertised such projects in newspapers and sought objections. As per the provisions of the RERA Act, the developers of 107 projects have been allowed to exit the project without facing any action, even though it has been mentioned that the concerned developer will be blacklisted and fined. So, if any problem arises in future, the developer will be safe.

MahaRERA has cleared 88 projects initially and added 19 more to it, totaling 107 projects. Mumbai Consumer Panchayat has objected to this. Although the deadline for sending objections and suggestions has been extended by 15 days, the desired publicity has not been given. Apart from this, this list is also not available on the website. Therefore, working president Adv Shirish Deshpande has expressed the fear that the people related to this project will suffer a big financial blow.

Refuting MahaRERA's claim that no objection was received within the prescribed period, he said that the panchayat has registered a written objection in this regard. MahaRERA must give official notice in this regard through all Marathi, English and other newspapers without displaying this notice only on MahaRERA website. Consumer organisations need to understand the number of affected consumers in the projects seeking deregistration in the said notice. It is also necessary to declare which of these projects are redevelopment projects and the number of affected residents, he said.

The Mumbai Consumer Panchayat has also claimed that MahaRERA has no legal right to deregister the project registration in this manner.

Objection invalid

MahaRERA spokesperson Ram Dotonde has rejected these objections while talking to Loksatta. MahaRERA has the right to cancel the registration of the project. MahaRERA has extended the deadline only to give sufficient time to the affected people related to these projects. Stalled projects being registered with MahaRERA is not beneficial not only for the developers but also for anyone associated with the project. Keeping this fact in mind, MahaRERA has started the process of cancelling the registration of such projects against the conditions by following the prescribed process and fully protecting the interests of the consumers, Dotonde said.
