Even illegal buildings found in the Vasai-Virar municipal area have been issued certificates by the Maharashtra Housing Regulatory Authority (MahaRERA), however, prior to this MahaRERA has made the registration process more stringent. MahaRERA has claimed that it is now difficult to get registration certificates for illegal buildings as they have started issuing registration certificates only after confirming the construction certificate (CC) and habitability certificate (OC) of the building.


MahaRERA has announced a designated e-mail in this regard and has started issuing the registration certificate only after ensuring that CC or OC has been issued by the relevant agencies. To prevent cheating of home buyers, the government has ordered the local bodies to link to the MahaRERA website regarding various building permits. Until the websites of various municipalities, municipalities and other local bodies in the state are linked to MahaRERA's website, it will ensure building permits through email. Therefore, it is now difficult for illegal buildings to get registration certificates, said MahaRERA spokesperson.

It has issued a circular stating that new projects cannot be registered with MahaRERA unless the e-mail of permission of construction commencement certificate arrives at the designated e-mail address of MahaRERA. For registration of new housing projects, the Immovable Property Act provides for registration of the project on the basis of self-attested documents submitted by the concerned developer. But it came to light that some developers in Kalyan-Dombivli have cheated the customers by submitting fake self-attested documents. MahaRERA canceled the registration of these projects. In future, this should not happen and MahaRERA should verify the authenticity of the documents before registering the project. For this, orders have been issued that all the local self-government bodies should put the building permits on their websites like Mumbai Municipal Corporation.
