Despite the regulated value of Rs 27.9 crore for houses in the area, the house was sold at 47 crore

In the financial capital of India, Mumbai, it is expensive to buy a house. In Mumbai’s Walkeshwar, a house has been sold for ₹1,56,000 per square feet which is a record-breaking deal. Earlier in 2018, a house was sold for ₹1,49,000 per square feet in the same area.

According to the registration document, the duplex sold, on 19th and 20th floor, is 3,012 square feet in area and was sold for ₹47 crore by a 50-year-old M Maheshwari to S Zaveri. The house is situated in B-wing of the Legend Co-operative Housing Society Ltd.

Walkeshwar is one of the prime areas in South Mumbai and is home to many important personalities including Maharashtra Chief Minister and Governor. For this deal, Zaveri paid ₹2.35 crore for the stamp duty to the government and was given four parking along with the house.

As per the regulations of prices provided by the state, the ready reckoner rate for the house was ₹27.9 crore. However, according to the real estate experts, the value of the property is not only limited to land but the location, amenities also add to the value.
