Recently, the cases of alertness against the builders cheating the consumers have exponentially increased due to awareness of such malpractices among people. However, despite this, the people have been lured into the deception of such builders and in one such case, Bhuvnesh Shrivastava had been deceived by an Epitome Residency Pvt. Ltd. builder who told him that he will pay the EMIs of the housing loan till possession is handed over to Bhuvnesh.

Bhuvnesh had been appeased by the builder’s offer and booked flat number 4301 on the 43rd floor of Goregaon West’s Imperial Heights. The builder had offered him to pay the housing loan EMIs till the possession of the flat was handed over to Bhuvnesh and therefore, Bhuvnesh paid ₹20 lakh to the builder and the builder assured him to hand over the flat by the assigned date.

However, the builder did not deliver his promise to give the flat by the assigned date and alongside, Shrivastava received a letter from the bank demanding him to pay the housing loan’s EMI. After which, Shrivastava realised about the builder’s intention and called the builder to cancel the booking. However, when the builder refused to do the same, Shrivastava approached Maharashtra Real Estate Regulatory Authority (MahaRERA) who backed the buyer.

In response, MahaRERA has criticised the builder for violating the agreement which stated that the builder will pay the housing loan EMIs till the possession of the house is handed over to the buyer. Therefore, the builder has been asked to pay Shrivastava his money back along with interest.
