
Maharashtra Chief Minister Devendra Fadnavis has directed the Brihanmumbai Municipal Corporation (BMC) and other agencies to expedite the redevelopment of old buildings located in the airport funnel zone in Santacruz, Vile Parle and Kurla, where height restrictions have stalled redevelopment projects for years.
Chairing a review meeting on Friday, Fadnavis instructed the BMC to finalise a policy on the utilisation of Floor Space Index (FSI) for redevelopment in the restricted zone. He asked officials to determine the quantum of FSI that can be granted and examine whether unused FSI can be merged with adjoining or nearby redevelopment projects, similar to the mechanism adopted in road-widening schemes. He also directed the civic body to grant higher FSI based on road width to improve the financial viability of redevelopment projects.
The Chief Minister also ordered authorities to map all buildings affected by airport funnel zone restrictions and accelerate redevelopment of structures impacted by military transmission restrictions in Juhu. He said the Urban Development Department should coordinate housing projects undertaken by agencies such as the BMC, MHADA, CIDCO and the Slum Rehabilitation Authority to ensure faster implementation.
Thousands of ageing buildings in the airport funnel zone have remained stuck due to restrictions on permissible building height around Chhatrapati Shivaji Maharaj International Airport, making redevelopment financially unviable despite previous policy changes. The latest directions are aimed at unlocking these long-pending projects and providing relief to affected residents.
