The Brihanmumbai Municipal Corporation's (BMC) affordable housing scheme has received a setback after a majority of eligible lottery winners declined to purchase the allotted homes, citing high prices. As a result, 394 of the 426 flats offered under the scheme remain vacant. 

The civic body had conducted a lottery for 373 of the 426 available flats in December 2025 after receiving applications for those units. Following document verification, 131 applicants were found eligible and issued provisional allotment letters. However, only 32 beneficiaries accepted the allotment by making the required payment. Of the remaining eligible winners, 54 did not even accept the provisional allotment letters, while 45 declined the flats, reportedly because of their high cost.

With a large number of allotted homes remaining unsold, the BMC has decided to offer the flats to 350 applicants on the waiting list. Their documents will now be verified, and eligible candidates will receive provisional allotment letters.

Officials said that after the waiting list process is completed, any flats that still remain vacant will be included in a fresh housing lottery. The scheme comprises homes received by the civic body under Development Control and Promotion Regulations (DCPR) provisions and the 15 per cent integrated housing scheme, intended to provide housing to eligible beneficiaries through a computerised lottery system.
