Faced with an insufficient response from developers to undertake the proposed ₹3,500 crore housing project at Aarey Colony, the Maharashtra Housing and Area Development Authority (MHADA) has extended the deadline to submit tenders by another month. The tender to build 26,952 homes under this housing project was floated in December last year.
Deependra Singh Kushwah, the chief officer of MHADA Mumbai board, clarified that the extension was given also due to the Election Commission of India’s model code of conduct being in place. The official said that even if developers have applied, those names cannot be disclosed now. Considering this, an extension has been given. This will provide more time to developers who may reconsider their decision.

To undertake the project, the developer has to quote their offer in terms of 'least construction transfer of development rights (TDR)'. The lowest bidder will be considered for the project. For instance, if the builder constructs on one square metre, he will get a TDR of one. If there are three bids received — quoting 0.9, 0.8 or 0.7TDR — the one quoting 0.7 will be considered.
The developer must complete the project within four years. Besides, it has to obtain approvals for structural analysis and designs of the proposed project from the Indian Institute of Technology Bombay and Veermata Jijabai Technological Institute, Mumbai, no-objection and completion certificates from all concerned agencies.
