Of the 12,000 houses registered till the end of September, half of them, i.e. 6,238 houses, were sold during the Navratri period (September 22 to October 1). The highest number of house sales has been recorded during Navratri so far. Last year, 5,199 houses were sold during this period. This is seen as an increase of 20 percent.

This information has been given in a report published by Knight Frank. Knight Frank has conducted a comparative study of house sales in Mumbai in this report. According to this, there has been a continuous increase in house sales in the last few months. There is a good demand for houses up to one crore in Mumbai. At the same time, the report states that houses worth five to ten crores are also now being sold.  There is also good demand from buyers for small-sized 2BHK houses priced between INR 1 and INR 2 crore, and many are currently opting to register their homes by paying a 10 percent deposit.

This year, government revenue has also increased by 17 percent due to house sales. An average of 624 house sales were recorded every day during Navratri. In 2024, an average of 578 houses were sold during Navratri. The report states that for the first time in September, more than 12,000 home sales were due to Navratri. In 2023, 4,594 home sales were reported during Navratri.

House sales have also increased during Pitru Paksha compared to previous years. During Shraddha, 3,368 houses were sold in Mumbai. This is a five percent increase compared to 2024 (3216). In 2023, 3,353 houses were sold.

It has been the experience so far that house sales increase during Navratri, Dussehra and Diwali in the months of September or October. Although house sales also take place during Pitru Paksha, the rate is still low.  However, home sales are mainly higher during Navratri, said Shishir Baijal, Chairman and Managing Director of Knight Frank. He also explained that buyers are showing preference for some expensive homes, along with stable interest rates, reduced burden due to the reduction in the Goods and Services Tax, and the affordable prices of small homes to some extent.

Three lakh 40 thousand houses are vacant in Mumbai Metropolitan Region!

House sales in Mumbai are getting a good response. In comparison, houses in the Mumbai Metropolitan Region have not received any buyers. A report released in May 2025 stated that around three lakh 40 thousand houses are vacant in Mumbai Metropolitan Region.
