The Maharashtra Housing and Area Development Authority has decided to undertake cluster redevelopment of four of its housing colonies in the city, officials said.

The redevelopment will cover colonies located in Borivali, Charkop, Gorai and Khar. The decision was taken by MHADA’s Mumbai Board as part of efforts to upgrade ageing residential infrastructure.

According to officials, the projects will be implemented under the Construction and Development (C&D) model, which involves appointing private developers. The proposal is expected to be submitted to the state government for approval within a month.

Many of the buildings in these colonies are old and in deteriorating condition, prompting the need for redevelopment. Authorities noted that earlier building-wise redevelopment limited the scope of improvements.

The cluster redevelopment model is expected to offer larger homes, improved infrastructure and better amenities for residents. It will also allow more efficient planning of roads and open spaces.

Among the proposed sites, the largest land parcels are in Charkop and Gorai, followed by Borivali and a smaller layout in Khar.

The initiative is part of MHADA’s broader plan to modernise its housing stock in Mumbai through large-scale redevelopment projects.
