Several residents of South Mumbai’s dilapidated structures are expressing hesitancy to relocate to transit camps in the suburbs of the city.

Keeping this in mind, the Mumbai Building Repair and Reconstruction Board (MBRRB) of the Maharashtra Housing and Area Development Authority (MHADA) announced that it will set up camps for the occupants of 21 high-risk cessed structures in the same vicinity this year.

Officials said that 47 residents from such buildings will be shifted to nearby transit camps in the first phase while 177 other residents will be shifted soon after.

Chairman of the MBRRB, Vinod Ghosalkar said, “These (transit) camps are being made available in several places in South Mumbai like Mazgaon, Tardeo, Dadar, Khetwadi, Worli, New Hind Mill, and Israel Mohalla. Occupants (of dangerous buildings) will be relocated to the same old area only for their convenience. Also, if necessary, efforts will be taken to classify the small-sized flats, which are not in demand by the Mumbai Board, as transit camp premises.”

MHADA officials say that residents of buildings deemed high-risk are reluctant to migrate to transit camps even after getting eviction notices. This consequently delays eviction, demolition, or any repairs for the dilapidated structure. The MBRRB has chosen to remedy this by offering reconstructed buildings located nearby to the residents of dangerous structures.

Ghosalkar further said that some of the shops that were awarded through civic lotteries haven’t been claimed yet. “These shops can also be made available for the residents of high-risk buildings,” he added.

The MBRRB covers 14,755 cessed structures in its jurisdiction. Most of these buildings are old and broken down.

The civic body has identified 21 buildings as high-risk or unsafe this year. A total of 460 residents and 257 non-residents live in these structures. Officials said that 236 of these tenants have found alternative housing arrangements. Authorities conduct a survey of the buildings prior to the monsoon season every year.
