The Dharavi Redevelopment Project's progress was made public during the third edition of 'The Real Estate Forum 2024', which was held on Thursday, August 29. The project led by Adani Group is progressing continuously. Over the next six to eight months, 47.5 acres of railway land will be used for the initial construction phase.
Currently, the survey of Dharavi is being conducted by the Dharavi Redevelopment Project Private Limited (DRPPL). The survey is reported to be completed by March 2025. So far, DRPPL has assessed around 10,000 tenements. Both eligible and ineligible tenements are included. The final number of tenements will be known only after the survey is completed.
Meanwhile, the process of handing over railway land at Mahim and Matunga to DRPPL has begun. Reports suggest that residential staff quarters are being demolished to make way for the transfer. They also confirmed that DRPPL has already set up an office on the railway land.
Despite progress, the development project has faced opposition from local residents. Protests have been reported in various parts of Dharavi. The project is seen by some as an attempt to eliminate slums in Mumbai.
The goal of the Dharavi Redevelopment Project is to provide housing for both eligible and ineligible tenants. However, there is a need for around 550 acres of additional land to accommodate ineligible tenements. DRPPL is seeking this land from areas like dairy properties, salt pan lands, and BEST bus depots. So far, the authorities have not yet secured the required land for ineligible tenements.
In November 2022, Adani Group secured the Dharavi redevelopment project with a starting investment of INR 5,069 crore. As part of efforts to support the project, the Maharashtra government might consider offering additional registration and stamp fee concessions to developers.
