On Wednesday, June 23, the state cabinet approved the redevelopment of Goregaon’s Siddharth Nagar, also known as Patra Chawl. This move by the government is touted to provide major relief to 672 residents of Mumbai.

Moreover, Maharashtra Chief Minister Uddhav Thackeray directed the officials to carry out the redevelopment work in a time-bound manner. According to reports, the Maharashtra Housing and Area Development Authority (MHADA) will develop the project and give possession of flats to the 672 residents. In addition, it is touted to finish the remaining works in 306 flats in buildings,  for which a lottery draw was held, before handing over the flats to the lottery winners.

Housing Minister Jitendra Awhad speaking about the same stated, “The state Cabinet today approved the redevelopment of Siddharth Nagar (Patra chawl), which has been stalled since 2008. As many as 672 residents will get homes in the next two years. I have got this opportunity to serve the poor. To ensure that they go to their homes as soon as possible, I will personally look into the project,”

Meanwhile, in recent developments, the flats obtained by the Maharashtra government under its discretionary quota which have not been disbursed will now be handed over to MHADA for sale. Moreover, the cabinet approved of an array of discussions on development on land under the erstwhile Urban Land Ceiling Act where the developers have not paid the government the dues.

This comes after a PIL was submitted in the Bombay high court due to which the government had stayed all such disbursements. As a result, all of these flats will now be handed over to MHADA. However, if the developer wants to take over the flat, the developer would need to pay a 10 per cent premium or the market value, whichever is higher.
