Owners must redevelop dilapidated buildings

In South Mumbai alone, there are 40 to 150-year-old buildings which are waiting to undergo a redevelopment process but Bhendi Bazaar building collapse has raised questions regarding the redevelopment issue. In SoBo, nearly 14,000 dilapidated buildings will be redeveloped, said state housing minister Ravindra Waikar exclusively to Mumbai Live.

What is the new policy?
According to the new policy, land owner and society should redevelop the building. If they fail to do so, MHADA will take over the land and will do the redevelopment, said Ravindra Waikar. Meanwhile, this policy has been sent to a housing department which will be ready in a months time and then it will be sent to the state government for an approval.

Provisions in a policy
- The land owner will be promised money for redevelopment by giving him priority
- Likewise, the owner will be given the estimated time and he has to redevelop the building
- if the owner fails to redevelop, then society members will be called upon
- And is society members fails to redevelop then MHADA will take over the redevelopment

We called out a meeting with MLA and MHADA officials after Hussainiwala building collapse. We have given enough time to the housing department to scrutinize about the new policy. Our only primary agenda is to redevelop dilapidated buildings

These are the statistics
- In Mumbai, there were 19,000 buildings which were 40 to 150 years old
- Amongst this, only 4,000 to 4,500 buildings got redeveloped
- 14,000 buildings are still waiting for redevelopment
- Most of the dilapidated buildings have gone beyond repair work

If the state would have taken this step 15 years back, many lives would have saved. Anyways, it is never too late. We have welcomed the state government’s new move and we hope that the dilapidated buildings get redeveloped
