In a significant move, the City and Industrial Development Corporation (CIDCO) has eased the consent requirement for the reconstruction of dilapidated buildings in Navi Mumbai. This decision is expected to mark a new phase of growth and revitalisation in the city.

Previously, a unanimous agreement from all members of a housing society was required for a building to be renovated. This means 100% of members have to consent to redevelopment. However, under the new regulation, only 51% of the members need to agree to it. This change has led to an increase in the number of buildings seeking permission for reconstruction.

For smaller buildings that have no more than 10 flat owners, the requirement used to be 70% consent. Now, it has been brought down to 51%. This is expected to benefit the majority of privately owned, smaller buildings registered under the Maharashtra Apartment Ownership Act (MAOA).

The new regulation is expected to speed up the redevelopment process. However, it should also be noted that reconstruction in Navi Mumbai is still in its infancy. This has led many to adopt a 'wait and watch' approach.

According to reports, the planning agency had transferred the nodes to Panvel Municipal Corporation (PMC) and Navi Mumbai Municipal Corporation (NMMC). They are currently handling redevelopment proposals.

Reports also suggest that CIDCO is not responsible for granting or rejecting redevelopment. PMC has reportedly received a few applications for the rehabilitation of buildings constructed by CIDCO.

The decision was made in response to the city's growing need for urban redevelopment. Outdated infrastructure has been a hindrance to development. The simplified rule now eases the approval process for all parties involved in a reconstruction project.

Under the new rule, members must sign an irreversible consent letter, indicating their agreement for redevelopment. This document signifies the members' consent to demolish their current building and construct a new one.
